We have heard Mr. Sunil Kumar Singh, learned counsel appearing

for the petitioner.

Delay condoned.

We appreciate the findings recorded by the courts below and we

see no reason to interfere with the same in exercise of our

jurisdiction under Article 136 of the Constitution of India. The

Special Leave Petition stands dismissed accordingly.

Having regard to the circumstances stated by the learned

counsel for the petitioner, the petitioner is granted three months’

time from today i.e. on or before 12.09.2025 to vacate and deliver

peaceful possession of the property in question. The petitioner

shall continue to pay the rent regularly. The petitioner shall not

part with or create any third party right therein. He shall file a

usual undertaking in this regard within a period of one week from

today before the trial court. The violation of the aforesaid terms

would be treated as non-compliance of the order of this Court.
